The basic requirements for the FHA?no equity loans are that the borrower will be the home owner, or leasing the property or be the home buyer of the property that needs the renovation. People leasing the property need to prove they will be leasing the property 6 month after the last?payment is scheduled.

Some of the common home improvements which are usually approved easily are related to FHA appraisal guidelines and the things a FHA appraisal inspection includes. The main issue is the improvement of the home, not just general paint cover or luxury needs renovation. The FHA will insure borrowers loans only for improvements by two main guidelines: health / safety and?structural issues. These can be construction needs, roof, attics, basements, heating/cooling, sewage, adding a room, water installations ect?

Single Family FHA?No Equity?Loan Guidelines

The maximum amount of money you can borrow with a FHA insured loan depends on the type of property being improved. For a single family home improvement no equity loan the FHA insures up to $25,000. This sum of money can be paid back over 20 years! This sum of money is given with a fixed rate interest and can be paid off without any prepayment fees.

Another great advantage for the Single family FHA title 1 home improvements loan, is that if the sum that is borrowed is less than $7500, than this some is unsecured, it is not requested any mortgage against it, and it is actually like a regular bank loan, but with the 20 year extension, lower than bank loan rates, and no prepayments penalty fees.

FHA Title 1 Loans For Manufactured Houses

There are slightly different guidelines for FHA home improvements loans with no equity (Title I) when it comes to manufactured houses. The manufactured house loans?have two main lanes which depend whether the manufactured house is placed on permanent foundation or not.

If the title 1 loan is requested for manufactured home which is not located on permanent foundations (and is private property and not real estate), then the maximum FHA Title 1 loan amount will be $7,500. This amount maximum loan term will be 12 years! The?$7500 limit is because manufactured houses without permanent foundations can be gone easily, and this is the maximum amount granted without any security property being mortgaged against the loan.?

If the manufactured home is placed on permanent location and property taxes are paid on it, then the $25,000 will be the maximum given, just like a single family home improvement loan. The maximum?life span for manufactured permanent houses like these?is 15 years.

FHA Home Improvements Loans For Multifamily

For FHA improvement loans for property other than single family, there are slightly different guidelines, but still in the same frame logic. People living in multifamily homes can request and get approved for the Title 1 home loans?for up to $12,000 per unit, and $60,000 for the whole building. The money can be used only for building alteration and repairs. By the HUD guidelines the loan can be paid back over 20 years (like single family) and without any prepayments fees.

?FHA Title 1 Home loans Regulations

The loan is given by approved lenders for such Title 1 home improvements loans. If you qualify for such a loan and the lender is not?on the HUD approved list, than the lender need to recommend another lender which is on the HUD approved lenders list. The interest rate common for such loans is higher than the normal mortgage rate, but may still be lower than the regular bank rate for a conventional loan.

The property being improved must have been completed and occupied for 90 days, these loans are not given for houses under construction.

How To Begin Title 1 Application

The FHA home improvement Title 1 loans are given only to people with nice credit score (not the FHA minimum credit score), people with creditworthiness and the ability to pay the Title 1 loan on time for all the expected payments.

If your credit score is far from perfect or you have some negative items still on the FICO report, you better begin your process by raising your FICO score. Unless you rebuild your credit score, the FHA will have no incentive to approve your application, as the Title 1 loan?is?risky for the FHA.

Title 1 Home Improvement Process Explained

So first you must repair your credit score to make it as high as you can.
Than you need to get approved by the FHA ?approved lenders list?.
The third stage will be to find a repair company for the house.
The company you find should be cleared by the Better Business Bureau or the local Chamber of Commerce, as there have been too? many frauds on these loans and HUD recommends to ?beware of deceptive home improvement contractors?.
The money once approved will be passed directly to the borrower or the constructing company.
The FHA charges the borrower a fee for the cost of insurance.
Payments need to be paid on time. No penalties for advance loan pay off.

If your credit is less than perfect, get it cleaned in 37 days otherwise you may not be approved for the FHA loan with no equity.

Your life goals are something that you need to think about very carefully. Many people don?t give much thought to what it is that they actually want out of life, and so it is little wonder that they don?t actually get it! Using the Law of Attraction puts you in charge of your own destiny. It can bring you anything you want in life- but you have to know what it is that you want.

Choosing your life goals is one of the most important decisions you will ever make. So many people fail to set their life goals, and spend time regretting the things they didn?t do. But the fact is it is never too late to be what you want to be. Setting your life goals can be done at any stage of your life, and, of course, your goals can always change and grow with your knowledge and life experiences. Life goals are never static! Life goals keep you motivated and able to move through the tough times and follow your dreams. Finding out what it is that motivates you will give you power to be just as happy as you can be.

But what are your life goals? If you have not been used to thinking about what you want out of life, but have been allowing yourself to drift like a rudderless ship, actually deciding what your life goals are can be very daunting.

Make a note of anything that comes into your mind over the next few days. This could be anything from a vague feeling about one of your hobbies to a hunch to visit a certain web site. Don?t ignore these hunches- follow them to see where they lead. Eventually you will begin to develop a clear picture of the things in your life which excite you and make you feel truly alive, and the pursuit of these should form the basis of your life goals.

Of course, once you set life goals and start to pursue them, you will be inspired to set more complex goals. This is part of the natural process of setting life goals, and you should be prepared to change or add to your goals as your life progresses.

Once you know what your life goals are, you will be in a position to use the Law of Attraction to help you to achieve them.

Money problems aren't exclusive to people who have little knowledge of finance. Even those who recommend or advise others with certain money troubles have a hard time managing their finances. When a financial advisor experiences a personal bankruptcy or trouble with taxes, the news usually isn't publicly broadcast - unless the advisor is on the radio.

Over the radio, credibility is everything. When a financial crisis shakes an expert's world, it scares the people who have invested in their words. But bad financial judgments can be made by anybody, on or off the radio. Out of a recent survey of over a dozen financial radio show hosts, only two have escaped any serious money problems.

The advisors who sell their products and themselves can mess up, even more than once. One expert, an insurance salesman, logged one personal bankruptcy and one $49,000 IRS bill for back-taxes. According to the host, his financial woes were caused by an employee who embezzled from him. Another radio money advisor, with his own financial consulting firm, once worked for a company that folded in an SEC investigation, leaving him jobless.

Even nationally syndicated show hosts aren't immune. The host of "America's Wealth Management Show," heard on several dozen radio stations throughout the country, has had financial difficulties with listeners unhappy with the products he has promoted. He has paid thousands of dollars to settle complaints, with another case currently pending.

Radio money experts are as vulnerable to the same financial pitfalls as regular, hard-working people. But what options are there? Several people who listened to some of these radio shows found themselves in worse financial situations after taking the radio show hosts' advice.

For some individuals, filing for bankruptcy is a viable option. It is important to understand the bankruptcy process and what expectations to have. But under certain circumstances, filing for bankruptcy can help individuals get back on their feet financially.

Jaguar motor cars. The name says it all ? sleek like a Jaguar or Panther cat. Sleek fast and stealthy. Yet among automobile manufacturers Jaguar is unique in that although its pedigree is British and deeply bred at that, the vehicle evolved within an American auto consumer?s framework. The two grew together and evolved along the highways, race and rally tracks together so to speak.

Yet the story of Jaguar is also the story and tale of the venerable Sir William Lyons. No doubt about it in the historical auto record ? the strengths and weaknesses of Sir William were also those of the company or vice versa.

With the 20/20 wisdom of hindsight it is possible to see and note that while he created some of the most beautiful high performance cars ever to grace the roads and highways, he ran the company single handled with little thought of who or whom to carry on the reins after he exited. Yet it came spiraling down after the boss Sir William was tragically killed in a car crash unexpectedly in 1955.

Perhaps it can be said this is the single biggest reason that Jaguar is unique and did not follow in the footsteps of other luxury and sport car leaders or their business plan.
Jaguar and its vehicle to a great degree did not employ long term plans and planning.

Their vehicles came to market, met customers needs and the ball or motor car kept rolling in. It was akin to punting in an industry where everyone else was run by bean counting and bean counters who worked down to finding every last penny with which to multiply out pennies saved times vehicles output equals millions dollars more profit, yet produced look a like cars on as few variations as possible and although brightly colored and loaded with expensive options were all too often rather sterile and ordinary.

Hence in the mid 1950?s Jaguar, especially with the owner and general manager?s tragic death did not emulate BMW in producing upwards of 500,00 unit cars in that year but only a much smaller number of 50,000. As can be said who knows and you cannot change history. In retrospect had Sir William survived or fate had it that his deathly automobile crash had not occurred, then perhaps Jaguar could of or would of ramped up production.

If auto unit production figures had increased under the helm of previous stalwart management, since the export market in the US was more than established, then perhaps cash flow of the company and it solvency would have been maintained into the 1980?s. Had that situation occurred, and not the actual course of events that occurred in reality, then the alternative outcome might of well been that Jaguar as a car company and auto manufacturer could of survived intact and never had to be a takeover bid in the 1980?s to Ford.

I started That's All She Read as much to have a log of everything I read as to share my perspective with other readers, so there may be characteristics that not everyone will choose to employ in their own reviews. I hope you will share your own point of view.

Who Is the Review For?

I used to be one of the reviewers for a popular historical novel review blog. Our difference of opinion, the one that got me reprimanded and because of which I quit, was over whether negatives in a novel should be pointed out. The others felt that reviews were a way "to encourage authors" and therefore should only praise. I think that is nonsense. Reviews are for readers, to help them choose among the stacks of books they might choose to spend their money or at least their time on. A review is a sort of "consumer report". None of us would be pleased if we discovered the electric frying pan we just bought on the recommendation of a customer review turned out not to work very well. That the customer felt s/he should be nice and encourage the manufacturer would strike us as rather silly. I try to be honest yet even handed when I review books. I am not going to tell you a book is great if it was not, but I will tell you what made me think one way or another.

Reviewer Qualifications

One aspect of the Internet is that as my husband says, everyone has a forum to express his or her pin-head opinion. The quality of customer reviews on sites like Amazon.com is rather, um, variable, but sadly the many, many review blogs are sometimes no better. Just because you can read a book does not mean you have the skill to understand it, to analyze it, or to articulate your thoughts. As authors, my colleagues and I know that you simply have to accept that idiots will express opinions about your book, and that's just the breaks. If these idiots manage to influence potential readers, then you can only hope they would also have hated it. But I believe that I am expressing more than just my pin-head opinion. I actually am trained. I carried double credits in English literature in college and read literary criticism because I enjoy it. I received recognition for my skill back then and throughout my career. I can see themes in novels and comment on them in an articulate way. In other words, I know what I am doing. I also know when I am limited, and I try to be honest about this.

Ratings

The first article I read on what makes a good book review began with "Rate it!" I don't. Why? Well I just don't see how I can encapsulate all the aspects of a novel length work into a single cold, dry digit. If this means, as the author of the article says, this disinclines someone to read on, then so be it. The review was just not for them.

What Authors Think of Reviews

I have heard other bloggers say they would be honest in their reviews only they don't want the authors on their case. My own experience is that authors, who poured out their hearts and minds to write a novel want to know what an intelligent reader really thought. They respect both praise and criticism. That is, those who have not much appreciated something I said did not make an issue of it, and many others valued my reviews because I obviously read for the pleasure of it and observe things in their work they hoped readers would see. If you don't believe me, take a look at these authors' comments.

Plot Summaries

One woman told me that the two sites where she reviews do not permit plot summaries, something about spoilers or whatever. One of the blogs she told me carries this to the point that you are not permitted to back up a statement. To me that is the opposite of what a reviewer's function is. Like "topic sentences" you need to be able to say more about your valuation. "I thought this book was well written," is the start of a good sentence, but if you cannot go on to point to examples of the prose, the organization, the character development, and so forth, then you have told the reader nothing at all. I always summarize books, perhaps as part of my original intention mentioned above, but also as another reviewer said, because she knows she wants to see if a book will even interest her before she digs in. Plot summaries are an important way to help her.

Personal Druthers

A librarian friend told me she constantly has patrons plop a book down on the desk in front of her and say things like, "I don't know why you carry such garbage! I read this book from cover to cover and was offended by all the [choose your bugaboo.] One reviewer said of a book that she skipped a large section because stories of child sexual abuse and prostitution offended her. Another said of a different book that it offended her that there were several gay characters. I know I shy away from scenes of animal abuse. As reviewers we have a right to choose what we read as much as anyone else, and it is irresponsible to review a book where you skipped whole sections. I try to take responsibility for myself and bear up under sections of novels that bother me so I can first enjoy what the rest of it has in store for me and second represent it accurately to my own readers.

The future is mobile and social, and Toyota is teaming up with Salesforce.com to build a new telematics system around the social networking model. Toyota Friend will facilitate communications between owners and their vehicles, as well as with their dealers and other vehicle owners -- and perhaps their social world at large.

Salesforce.com (NYSE: CRM) is participating in a social media project with Toyota Motor (NYSE: TM), in what could launch the CRM company into an entirely new industry -- telematics. Or not.

The agreement between Salesforce.com and Toyota to collaborate on this offering, called "Toyota Friend," is still very much in its early days, Robin Daniels, director of product marketing for Salesforce.com, told CRM Buyer.

"Those are all good questions," he said in response to queries about precisely how the service will work and Salesforce.com's future direction, "but right now we are just in the beginning stages."

Still, the concept the two companies outlined is intriguing, and it follows Ford Motor's (NYSE: F) announcement earlier this month that it will employ Google (Nasdaq: GOOG) Analytics to optimize driving routes for users of its electric vehicles, among other use cases.

In short, it appears the automotive industry and the CRM industry are taking steps to more closely intertwine their respective technologies.

Tweeting Your Dealer

This is what Salesforce.com and Toyota have in mind, in broad strokes. They want to build a private social network -- but one with the ability to make public posts on Facebook and Twitter -- that is powered by Salesforce.com's Chatter. It will first be deployed in Toyota's electric vehicles and plug-in hybrid vehicles that are coming out in 2012.

There are a number of uses they envision for this network, the most fundamental being to alert drivers with updates about maintenance, or news from dealers or offers via Chatter. Conversely, drivers will be able to communicate with their dealers.

"Our vision is to offer much more interactivity than the standard dashboard or GPS," Daniels said.

The companies also see the private network as acting as a social network of sorts for Toyota drivers.

Theoretically, the service is open to all Toyota drivers, wherever they may be in the world -- but obviously, such a firehose of contacts and data would be overwhelming. Chatter, therefore, will recommend contacts for the network, Daniels said.

"It may be that your neighbor two doors down owns a Prius and you didn't realize that. "What we want to do is create a sense of community but not overload the driver with information or too many contacts."

A Tweet From Bob's Car

One intriguing use -- at least from Toyota's perspective -- is the ability for people to post on Facebook and Twitter via the service. Will those posts be signed, as they are in mobile messages, "sent to you from so-and-so's car via Toyota Friend"? Too early to say, Daniels said.

Mobile and Microsoft

Microsoft (Nasdaq: MSFT) is also participating in the venture, building out its back end. Microsoft, Salesforce.com and Toyota have each kicked in varying dollar amounts to develop the technology.

One certainty that Daniels did provide: The service will be accessible via mobile devices. "One thing we do know is that the future is mobile."
